We offed 3 levels of service which are detailed below. Our landlords contracts are not fixed for the length of your tenancy, we want you to stay with us because your happy with our service and not because you are tied.

Tenant Find

 

8% inc VAT of gross annual income due to be recieved 
To include; 
Advertising and marketing your property, matching the right tenant for you and providing references, obtaining deposits and logging with the ‘Deposit protection scheme.

 

Property Management Surrey

 

Rent Collect

 

10% inc VAT of rental income received 
To include; 
Advertising and marketing your property, matching the right tenant for you and providing references, obtaining deposits and logging with the ‘Deposit protection scheme’ handling and negotiating dilapidations at the end of the tenancy,  collecting and transferring months rentals and managing any arrears quickly and efficiently, inspecting all properties 24 hours before check in appointments to ensure the property is ready for your new tenants, provide individual property folders with appliance manuals and useful information.

 

 

Fully Managed Properties

 

12% inc VAT of rental income received 
To include; 
Advertising and marketing your property, matching the right tenant for you and obtaining references, collecting deposits and logging with the ‘Deposit protection scheme’ handling and negotiating dilapidations at the end of the tenancy,  collecting and transferring monthly rentals and managing any arrears quickly and efficiently, handling all property management aspects including arranging gas safety renewals, obtaining contractor quotes and overseeing any maintenance works, quarterly property inspections, inspecting all properties 24 hours before check in appointments to ensure the property is ready for your new tenants, provide individual property folders with appliance manuals and useful information, liaise with utility providers in-between tenancies, liaise with both parties and complete tenancy renewals.

 

 

Tenants Fees

 

at Elizabeth brooks we don’t charge our tenants fees, when we find you  your new home we require £150 inc VAT holding deposit per property. This will be deducted from your initial invoice however if for any reason tenants decide not to proceed or fail references and a solution can not be agreed with the landlord then this is non-refundable.


Before the tenancy commences you will be required to pay one months rent and a security deposit of the equivalent of 6 weeks rent to be logged with the ‘Deposit Protection Scheme'.

 

 

 Landlord Fees

 

Landlord tenancy set up fee- £220 Inc VAT To be charged at the commencement of every tenancy, to include the preparation and signing of tenancy agreements, to ensure that all legal requirements and legislations are met. Contribution towards check in and out costs.

Landlord renewal fees- £60 inc VAT to include liaising with both parties to agree new renewal terms and conditions, provide signed renewal agreements. **renewal fees included as part of our fully managed service**
